Bathroom remodel cost in Miami: what shapes your quote

The cost of remodeling a bathroom in Miami is set by a handful of decisions: whether the layout changes, what goes on the walls and floor, the type of shower, the glass, the vanity, and whether the room is in a house or a tower. Here's how each one shows up in a quote.

Four levels of bathroom project

Most projects fall into one of these. Each step up adds scope, not just nicer materials.

ScopeWhat's includedMain cost drivers
Targeted updateOne element replaced: vanity, floor, or shower glass. Layout and plumbing stay. The item itself and what's found around it
Shower rebuildShower torn out to studs or block and rebuilt with new waterproofing, valve, tile and glass. Shower remodeling.Tile complexity, glass, condition behind the old tile
Full remodel, same layoutEvery surface and fixture replaced, drains and walls stay where they are. Full renovation.Tile coverage, vanity, shower type, electrical and ventilation upgrades
Layout change or luxuryDrains, walls or doorways move; wet rooms, slabs, custom millwork. Luxury remodeling.Concrete work, engineering, custom and imported materials

What moves the number

  • Layout

Keeping the toilet, shower and vanity where they are is the single biggest saving. Moving drains on a concrete slab means cutting and patching concrete; in a condo tower it may need an engineer and association approval.

  • Shower type

A tub-to-shower swap in the same alcove is contained. A curbless entry may require recessing the floor. See walk-in shower cost factors.

  • Tile

How much wall is tiled, the tile size and the pattern matter more than price per box. Herringbone, mosaics, niches and mitred edges are labour-heavy; large-format tile needs perfectly flat walls.

  • Glass

A single fixed panel is simplest. Doors, returns, taller panels, low-iron glass and premium hardware finishes all add.

  • Vanity and top

Ready-made vanities in standard widths versus custom millwork, and quartz versus stone or porcelain slab tops.

  • Hidden conditions

Rotted framing, corroded cast-iron drains in older homes, old wiring. We point out likely risks at the consultation and price how we'd handle them.

  • Building logistics

Condo projects carry costs houses don't: elevator protection, restricted hours, debris handling and association requirements. See condo remodeling.

  • Permits

Plumbing, electrical and structural changes generally require permits, and the fees and inspections are part of the project.

What's in our written quote

  • Scope of work, room by room and trade by trade
  • Materials included, or allowances for those you'll choose
  • Demolition, protection and debris removal
  • Plumbing, electrical and ventilation work
  • Waterproofing system and flood test
  • Permit and building-approval responsibilities
  • Expected schedule and what could change it
  • Exclusions, so nothing is assumed

Where to save, and where not to

Save by keeping the layout, choosing tile in standard sizes, using a ready-made vanity in a good carcass material, and tiling only the wet walls.

Don't save on waterproofing, ventilation or the shower valve. They're behind the tile, they're cheap relative to the whole job, and fixing them later means tearing out everything in front of them.

Cost questions

Why don't you publish prices?

Because a number without your room attached would mislead you. Two Miami bathrooms of the same size can differ several-fold in cost depending on layout changes, materials and whether the property is a house or a condo tower. We'd rather give you a written quote for your actual project.

Is the consultation a sales visit?

It's a working visit: we measure, look at the existing conditions, discuss what you want and what the building allows. You get a written quote you can compare with others.

What should I have ready before asking for a quote?

Photos of the room, rough measurements if you have them, a few images of finishes you like, and, for condos, the association's renovation rules. None of it is required, but it makes the first conversation more useful.

Do quotes include materials?

They can include everything, or labour with allowances for materials you'll choose. Either way the quote shows which, so you can compare like with like.
