Bathroom Remodeling in Doral
Replacing builder-grade bathrooms in Doral's newer townhomes and condos with showers, vanities and tile chosen to last.
Newer homes, standard finishes
A lot of Doral's housing is relatively recent: townhome communities, mid-rise condominiums and single-family homes built from the 2000s on. Structurally, these bathrooms are usually in reasonable shape. The complaint is the finish level. Builders install what's quick and inexpensive: a standard alcove tub with a thin surround, a small-format floor tile, a stock vanity with a laminate or thin cultured top, a flat mirror and a basic fan.
That makes Doral remodels less about fixing hidden damage and more about upgrading what you see and use every day. Less time goes into repairs, so more of the budget goes into the shower, the tile and the vanity.
Alcove tub to walk-in shower
The most common request we expect in Doral is replacing the standard 60-inch alcove tub with a walk-in shower that uses the same footprint: a low curb or curbless entry, a linear drain, a built-in niche and a fixed glass panel or frameless door. It changes how the bathroom feels without moving any walls. The guide to walk-in shower cost factors explains which of those choices affect the quote.
Rental and investor units
Plenty of Doral units are rented out, and owners of rentals remodel for different reasons than owner-occupiers. They want finishes that survive tenant turnover, look neutral in listing photos and don't need special care.
For those projects we suggest mid-tone porcelain that hides water spots, a single faucet finish throughout, a vanity with a quartz or solid-surface top, a tub or shower that is easy to clean, and a humidity-sensing exhaust fan so the room dries out even if the tenant never switches the fan on.
- Neutral, durable tile selections
- Replacement vanities and tops
- Quick scopes that minimise vacancy time
- Coordination with the property manager for access
HOA and condo rules still apply
Townhome HOAs and condo associations in Doral usually have rules on work hours, contractor access, parking for trucks and where debris can go. Condominiums may also need a renovation application before work starts. We'll ask for the rules early so the schedule reflects them. Owners of mid-rise units should read our condo bathroom remodeling page, which covers shared plumbing stacks and building approvals.
Newer doesn't mean problem-free. Builder showers are sometimes finished with tile over basic backer board and a thin coat of sealant, not a full waterproof membrane. When we open the walls we check for staining, soft board and loose tile at the base. If the original shower was built to the minimum, a proper membrane and flood test during the rebuild costs little and prevents the same problem from coming back. Our shower remodeling page explains the assembly we use.
If you're in a Kendall house rather than a Doral townhome, the Kendall page covers the older housing stock there.
