Bathroom Remodeling in Coconut Grove

The Grove's shade is part of its appeal, and it's also why bathrooms here stay damp. We remodel with moisture control as the first priority.

Why Grove bathrooms fight damp

Coconut Grove is known for its dense tree canopy. Houses sit in shade most of the day, walls dry slowly after rain, and humidity inside a bathroom has fewer chances to clear. Add older construction, and it's common to find mildew in grout, peeling paint on ceilings and soft spots around the tub.

Seasonal rhythm makes it worse. In the wet months the air barely dries out, and houses closed up for travel with the air conditioning set high can collect condensation on cool surfaces. A bathroom that looks fine in the dry season can show mildew by late summer.

The fix isn't just new tile. The shower needs a continuous waterproof membrane, the fan has to be sized for the room and ducted outside, and the materials should give mold nowhere to grow. We cover the building science in our guides to mold-resistant bathroom materials and bathroom ventilation.

Three kinds of Grove home

Older houses

Cottages and early homes

Wood framing, small bathrooms, windows doing the job a fan should, and plumbing that has seen several repairs. Expect some repair work once the walls are open.

New builds

Modern houses

Newer homes with large primary suites where owners want wet rooms, big glass and slab-look walls. Ventilation matters just as much in a new house.

Bayfront

Condos near the water

Association rules and elevator logistics like any tower, plus salt air on metal finishes. Our condo process applies.

Natural materials, chosen carefully

Many Grove homeowners like natural materials: stone, wood, handmade tile, plaster finishes. They can all work in a bathroom if they're placed well. Stone that stays wet needs sealing and some upkeep. Wood belongs on a vanity away from standing water, finished to resist humidity. A lime-plaster or tadelakt-style finish needs the right substrate and a room that dries properly.

Older Grove houses sometimes have a bathroom window that's the only source of fresh air. Keep it if you like the light, but don't rely on it. On a still August evening an open window lets more humid air in than it lets out. A ducted fan on a humidity sensor or timer does the actual drying.

Where a material is going to be soaked every day, porcelain that looks like stone or wood is often the better decision. It's also why we often recommend a walk-in shower with a single large glass panel, which dries faster than a closed shower with a door.
