Bathroom Remodeling in Kendall
Updating the bathrooms in Kendall's family homes and townhouses: the hall bath the kids share, and the primary bath that still has its original tub and vanity.
The bathrooms we usually meet in Kendall
Much of Kendall's housing went up between the 1970s and the 1990s, and a lot of it is in unincorporated Miami-Dade. Many bathrooms haven't changed much since.
Hall bathroom
Shared, busy, and hard on finishes
Usually a tub-shower combination used by children or guests. The fiberglass or acrylic surround is often stained or cracked, the grout is dark, and the vanity is too small for two people getting ready at once.
Primary bathroom
Dated, not broken
Cultured-marble tops, builder mirrors, a soaking tub nobody uses and a small shower beside it. This is where most owners want more space in the shower and better storage.
Keep one tub
If the house has young children, or you might sell to a family, keep a bathtub somewhere. The usual plan in Kendall is to rebuild the hall bath with a new tub and tiled surround, and turn the primary bath's unused tub into a larger shower. That gives you the space where you want it and keeps the home practical for the next owner. Our tub-to-shower conversion page explains what's involved on the primary side.
Finishes that survive family use
For hall baths we lean toward through-body or color-body porcelain that hides chips, a textured floor tile with good wet slip resistance, epoxy or high-performance grout that resists staining, and a vanity with a solid-surface or quartz top rather than a veneer that can peel. Wall-mounted storage keeps the counter clear. These choices are covered in more depth on our bathroom flooring and vanities pages.
If you're deciding what to put on the floor, the guide to the best bathroom flooring for humid climates compares the options.
Living in the house during the work
Most Kendall projects happen while the family is still at home, so we sequence them to keep one working bathroom whenever the house has two. When both baths are being done, we'll usually stagger them. Dust barriers go up at the bathroom door and the path to the exterior. You'll know the schedule for demolition days and for the days water is shut off.
Older Kendall houses also tend to share a few hidden issues. Fiberglass tub-showers can flex and crack around the drain, letting water into the subfloor or slab edge over years. Shutoff valves under sinks may be seized. Exhaust fans are often undersized or vent only into the attic, which pushes humid air where it can do damage. We check each of these during the first visit so the quote covers them, rather than finding them halfway through.
If you're planning more than one room, our full bathroom remodeling page covers how a complete renovation runs from demolition to final walkthrough. Neighboring Doral has a lot of newer townhomes with similar family-use priorities.
